Waterford
Capitol Expressway at Highway 87
San Jose, California

In 1984, Brandenburg Properties acquired the former 104-acre Hillsdale Quarry. After several years of diligent and costly entitlement work, the company obtained all local, state and federal approvals to reclaim the quarry property for a destination retail and residential development named “Waterford.” Upon its full build-out in 2000, Waterford contained 1,200 residential units, a neighborhood shopping center anchored by a 125,000-square-foot Albertson’s supermarket, a Home Depot and a Starbucks drive-through store.

Rarely, if ever, does a property of this size with such significant challenges become available in the heart of a city as large as San Jose, which is the 10th biggest in the United States. When it did, Brandenburg Properties quickly secured control of the site and carried it through to the outstanding development that it is today.
